The quick water test
Not sure if your grout is sealed? Drop a little water on a grout line. If it beads up, the sealer is still working. If it darkens and soaks in within a minute, the grout is unprotected and absorbing everything that hits it.
Common DIY mistakes on tile and grout
- Vinegar on natural stone. Vinegar and other acids etch marble, travertine, and limestone, leaving dull spots that cleaning can’t fix. Repeated acid use can also wear down cement grout.
- Bleach on grout. Bleach can lighten stains, but it doesn’t remove the dirt underneath, and it can blotch colored grout.
- Too much soap. Soapy residue left on tile and in grout attracts more dirt and leaves floors sticky.
- Stiff wire brushes. Metal bristles can scratch glazed tile and erode grout.
- Steam mops on unsealed grout. Steam can push moisture and loosened dirt deeper into porous grout.

How professional tile and grout cleaning works

- Hot water rinse and extraction. A spinning, enclosed tool sprays hot water at high pressure and pulls the dirty water back up at the same time, so the residue leaves your home instead of settling back into the grout.
- Sealing. Once the grout is dry, a sealer can be applied to help it resist stains going forward.
Should you seal your grout?
For cement-based grout, yes. A penetrating sealer fills the pores so spills sit on the surface long enough to wipe up. Most penetrating sealers last around one to three years depending on traffic and cleaning habits. Kitchens and entryways wear through faster than guest bathrooms.
Color sealing is another option. It coats the grout with a uniform tint, which helps when grout is permanently stained or uneven. Epoxy grout, common in newer showers, is already stain resistant and doesn’t need sealing.
Keeping tile clean between professional visits
- Sweep or vacuum before mopping so you aren’t pushing grit around.
- Use a pH-neutral cleaner, especially on stone.
- Change mop water often, or use a flat microfiber mop with a clean pad per room.
- Wipe spills quickly, especially wine, coffee, oil, and tomato sauce.
- Dry shower walls with a squeegee to slow mildew growth.
How often should tile and grout be professionally cleaned?
Kitchens and high-traffic entries usually benefit from a professional cleaning once a year. Bathrooms and low-traffic areas can go 18 to 24 months, especially when the grout is sealed.
