Water damage restoration in San Diego is rarely about hurricanes or rivers overflowing. Far more often it starts with something ordinary: a water heater that finally gives out in the garage, a washing machine hose that splits while nobody is home, a slab leak that quietly soaks the carpet in a back bedroom, or a winter storm that finds the one weak spot in a roof that has not seen rain in months. The damage is the same either way. Water spreads under baseboards, wicks into drywall and saturates carpet padding long before it looks serious on the surface.

Imperial Carpet Cleaning has worked in San Diego homes and businesses since 2006, and our truck-mounted equipment is built for exactly this kind of job: pulling water out of carpet, pad and subfloor, setting up drying equipment, treating affected materials with an anti-microbial and helping you decide what can be saved. We are based in Liberty Station in Point Loma, work Monday through Saturday from 8 am to 5 pm, and offer a free assessment. If you have water on the floor right now, call 858-688-2246 as soon as possible.

Where water damage comes from in San Diego homes

Our climate is dry most of the year, which lulls people into thinking water damage is unlikely. In practice, the calls we get fall into a few predictable groups:

  • Appliance and supply-line failures. Water heaters, washing machine hoses, dishwasher lines, refrigerator ice-maker lines and toilet supply lines account for a large share of indoor water damage. They fail without warning, and because they are pressurized, they keep running until someone shuts the water off.
  • Slab leaks. Many San Diego homes sit on concrete slabs with copper water lines running underneath. A pinhole leak in one of those lines can soak carpet from below for days before anyone notices a warm spot, a damp edge or a higher water bill.
  • Roof and window leaks during winter storms. When the first big storm of the season arrives, flashing, skylights, roof valleys and sliding-door tracks that dried out over summer tend to let water in. Wind-driven rain is especially hard on coastal homes.
  • Flooding and runoff. Low-lying streets, canyon-edge lots and properties near creeks and the San Diego River can take on surface water during heavy rain. The January 2024 storm that flooded parts of southeastern San Diego was a reminder that it does happen here.
  • Sewer and drain backups. Older neighborhoods with aging sewer laterals see toilets and floor drains back up, which is a very different situation from a clean-water leak.

Clean, gray and black water: why the source changes everything

Restoration professionals sort water into three general categories, and the category decides what can be cleaned and what has to go.

Category 1 (clean water) comes from a sanitary source such as a broken supply line, a leaking water heater or rain coming straight through a window. If it is caught quickly, carpet and pad soaked with clean water can often be extracted, dried in place and saved.

Category 2 (gray water) carries contamination that can make people sick: washing machine discharge, dishwasher overflow, a toilet overflow with no feces, or aquarium water. Carpet can sometimes be saved after thorough extraction, cleaning and anti-microbial treatment, but the pad underneath is usually replaced because it holds contamination like a sponge.

Category 3 (black water) includes sewage, toilet backflow with waste and outside floodwater that has picked up soil, street runoff and whatever else it crossed. Porous materials it touches, including carpet and pad, are generally removed and discarded. Keep children and pets out of the area and do not try to clean it yourself.

Water also gets worse with time. A clean-water leak left sitting for a couple of days can start to behave like gray water as bacteria grow in the wet materials, which is one more reason to act fast.

What to do in the first hour

The steps you take before anyone arrives make a real difference to how much can be saved:

  • Stop the water. Close the valve at the appliance or the main shut-off for the house. Know where your main valve is before you need it; in many San Diego homes it is near the front hose bib or in the garage.
  • Stay safe around electricity. If water is near outlets, power strips or extension cords, turn off power to that area at the breaker panel, but only if you can reach the panel without standing in water.
  • Take photos and video first. Record the source, the standing water and every affected room before you move anything. This is the single most useful thing you can do for an insurance claim.
  • Lift what you can. Move electronics, documents, rugs and small furniture to a dry room. Put aluminum foil or plastic blocks under the legs of heavy furniture so stains from wood and metal do not transfer into wet carpet.
  • Do not use a household vacuum on standing water, and do not turn up the heat and close the house. Warm, still, humid air is exactly what mold likes.
  • Call us as soon as possible. Our hours are Monday through Saturday, 8 am to 5 pm. The earlier extraction starts, the better the odds of saving carpet and avoiding drywall cuts.

How we extract, dry and treat a water-damaged home

Every job starts with an assessment. We identify the source and category of water, then use moisture meters to map how far it has traveled, because water nearly always spreads farther under carpet and behind baseboards than the visible wet spot suggests.

Next comes extraction. Our truck-mounted system has far more suction than portable units, so we pull as much water as possible out of carpet and pad before drying begins. Every gallon removed by extraction is a gallon the dehumidifiers do not have to pull out of the air.

Then we make the carpet-and-pad decision with you. Clean-water carpet that was caught early is often floated, dried in place and reinstalled. Pad soaked with gray water, carpet that has delaminated, and anything touched by sewage or floodwater is removed. We explain the reason for each call so you are never guessing.

Structural drying follows: air movers and dehumidifiers placed to dry subfloor, the bottom of walls and cabinetry, not just the carpet surface. We apply an anti-microbial treatment to affected materials to discourage mold and bacteria, check moisture readings as the drying progresses, and finish with a cleaning and deodorizing pass once materials are dry. Our cleaning solutions are non-toxic and safe around kids and pets.

Mold prevention and insurance documentation

Mold is the reason water damage should never be left to air-dry on its own. Mold can begin growing on damp drywall, wood and carpet backing within a day or two, and San Diego's marine layer keeps coastal homes humid enough to slow natural drying. Proper extraction, controlled drying and anti-microbial treatment are what keep a leak from turning into a musty smell months later.

If you plan to file an insurance claim, a little discipline helps:

  • Photograph and video everything before and during cleanup, including the failed part if it was an appliance or fitting.
  • Do not throw away removed carpet, pad or damaged materials until your adjuster says it is fine. Keep a cut sample of carpet and pad if disposal cannot wait.
  • Keep the failed hose, valve or fitting in a bag. Adjusters often want to see it.
  • Write down when you discovered the water and when you stopped it.
  • Keep every receipt, including ours.

You manage your claim directly with your insurance company. Our job is to get the water out, dry the structure and give you a clear record of the work performed.

Serving San Diego neighborhoods from Point Loma

Because our office is at 2305 Historic Decatur Road in Liberty Station, we reach most of the City of San Diego quickly, from beach neighborhoods like Ocean Beach, Mission Beach and Pacific Beach to inland communities like Clairemont, Serra Mesa and Tierrasanta. Coastal homes tend to deal with wind-driven rain and slow drying in the marine layer, while older central neighborhoods like North Park, Normal Heights and Kensington see more aging plumbing and sewer lateral problems. Mission Valley properties near the San Diego River face their own flood-season risks.

We have served more than 4,500 customers across Greater San Diego and hold a 5-star rating on Google. Same-day or next-day service is available when our schedule allows, and we accept cash, credit cards, Venmo and Zelle. Call 858-688-2246 for a free water damage assessment.

We have used Imperial Carpet Care service several times throughout the years and they did a great job this time as always. The communication was easy and the service team was very professional. They helped removed some pet and coffee stains that have been there for a couple of years too. Highly recommend and would definitely hire again!

They did a very good job! First the woman on the phone Iris was very helpful and booked us for the very next morning. The workers were punctual and friendly and bilingual and did a great job. We had a smaller space so they only took about thirty minutes which was perfect for us because we had to get to work. We are pleased with the outcome.

Water Damage Restoration FAQs

How fast should water damage be dealt with?

As fast as you can reasonably manage. Clean water that is extracted within the first day or so gives you the best chance of saving carpet and pad, while water left for several days tends to grow bacteria, delaminate carpet backing and invite mold. Stop the source, take photos and call us as soon as possible during our hours, Monday through Saturday, 8 am to 5 pm.

Can wet carpet be saved, or does it always need replacing?

It depends on the water category and how long it sat. Carpet soaked by a clean supply line and extracted promptly is often dried in place and saved. Pad soaked with gray water is usually replaced, and anything touched by sewage or outdoor floodwater is removed. We explain each decision during the assessment so you understand why.

How long does structural drying take?

Most homes need a few days of air movers and dehumidifiers, but the real answer depends on how much water got in, what the floors and walls are made of and the humidity outside. Coastal homes in the marine layer often dry more slowly than inland homes. We monitor moisture readings and only finish when materials are actually dry, not just dry to the touch.

Is it safe to stay in the house during drying?

Usually yes for clean-water losses. The equipment is noisy and moves a lot of air, but it is not harmful. For sewage backups or floodwater, keep children, pets and anyone with a weak immune system away from the affected area until contaminated materials are removed and the space is cleaned and treated.

Do you handle my insurance claim?

You work directly with your insurance company on the claim. What we can do is extract the water, dry the structure, perform the work documented on our invoice and advise you on what evidence to keep, such as photos, carpet and pad samples and the failed hose or fitting. Keep everything until your adjuster says otherwise.

What does water damage restoration cost?

The assessment is free. The final cost depends on the size of the affected area, the water category, whether carpet and pad can be saved and how many days of drying equipment are needed. We explain the scope before work starts, and we accept cash, credit card, Venmo and Zelle.

Why does my carpet smell musty after it dried?

A musty smell usually means moisture stayed trapped in the pad, subfloor or the bottom of the drywall long enough for bacteria or mold to grow. Surface fans rarely dry those layers completely. Proper extraction, dehumidification and anti-microbial treatment prevent it; if the smell is already there, we need to check moisture levels before recommending a fix.
