Source removal vs. masking: why most odors come back

Almost every odor call we take in San Diego follows the same story. The homeowner has tried a store-bought spray, a rented machine or a powder that promised to eliminate smells. The room smelled better for a day or two, then the odor crept back, often stronger than before. That happens because those products work on the air, not on the source.

Odors are molecules released by something physical: uric acid crystals from a pet accident, tar and resin from cigarette smoke, bacteria and mildew feeding on moisture, body oils in upholstery, spoiled food in a car seat. As long as that material stays in the carpet, pad or fabric, it keeps releasing odor. Heat and humidity make it worse, which is why a smell that seemed gone in winter comes back in August.

• Masking covers the odor with fragrance. It fades in hours or days and can leave sticky residue that attracts more soil.
• Source removal locates the contamination, breaks it down chemically or biologically, and physically extracts it from the material.

Pet urine: the most common odor we remove

Pet urine is the single biggest reason San Diego homeowners call us about odor. The problem is rarely the visible spot on top of the carpet. When a dog or cat has an accident, the liquid runs through the carpet fibers, through the backing and into the pad underneath, where it spreads in a circle much wider than the stain you see. As it dries, it leaves alkaline urine salts that re-activate every time the humidity rises.

Our process for pet urine odor:

• UV detection. We darken the room and scan the carpet with UV light, which makes dried urine glow. Most owners are surprised by how many spots there are, especially along walls, behind furniture and near doors.
• Enzyme treatment. Each affected area is saturated with an enzyme solution that digests the organic compounds and urine salts that cause the smell. The enzyme needs time and enough volume to reach as deep as the urine did.
• Deep extraction. Our truck-mounted hot-water extraction flushes the broken-down residue out of the carpet and the area around the pad, followed by a zero-residue rinse.
• Honest follow-up. If a strong odor persists after drying, we come back and treat it again. When urine has soaked the subfloor or years of accidents have saturated the pad, we will tell you plainly that replacing that section of pad may be the only permanent fix.

Everything we use is non-toxic and pet-safe, so your animals can walk on the carpet once it is dry, usually within 3 to 6 hours.

Smoke, musty and mildew odors in San Diego homes

Not every odor comes from a pet. Smoke from cigarettes, cannabis, fireplaces or a kitchen fire leaves a fine, oily film on carpet fibers, upholstery and drapes. That film holds odor for years and turns yellow-brown over time. Removing it takes hot-water extraction with a cleaning solution that cuts oily residue, followed by deodorization of the fabrics that absorbed the most smoke.

Musty odors are a different problem and are very common here.
