We have used Imperial Carpet Care service several times throughout the years and they did a great job this time as always. The communication was easy and the service team was very professional. They helped removed some pet and coffee stains that have been there for a couple of years too. Highly recommend and would definitely hire again!

High-pressure, high-heat cleaning that brings grout lines back to their original color β with optional sealing.
- From $0.99 / sq ft
- Eco-friendly products
- 21 cities served
Our tile and grout cleaning service in San Diego is built for the way tile actually gets dirty here: beach sand ground into grout lines, hard-water film on shower walls, kitchen grease that settles into the low spots, and a marine layer that keeps corners damp long enough for mildew to take hold. Mopping moves that soil around. We remove it.
Imperial Carpet Cleaning is a family-owned company that has served Greater San Diego since 2006 from our office at Liberty Station in Point Loma. Our crews identify your tile and grout first, choose an alkaline cleaner for ceramic and porcelain or a stone-safe solution for travertine, marble and saltillo, scrub each grout line with detail brushes and then rinse and extract with high-pressure hot water. If you want the results to last, we finish with a clear grout sealer. Pricing is simple and published: $0.99 per square foot to clean, $1.10 to clean and seal.

Why Grout Turns Dark in San Diego Homes
Grout is a cement-based material, and unless it has been sealed it behaves like a sponge. Every time a floor is mopped, dirty water runs into the grout joints, the water evaporates and the soil stays behind. After a few years the joints are several shades darker than the day the tile was installed, and no amount of spray cleaner from the grocery store brings them back.
San Diego adds a few local ingredients to that process:
- Sand and grit. In coastal neighborhoods like Pacific Beach, Ocean Beach and Point Loma, fine sand tracks indoors every day. It lodges in grout lines and dulls the surface of glazed tile.
- Hard water. Our tap water leaves mineral film on shower walls, glass and the grout around drains. Soap binds to that film and forms a gray layer that feels slick and looks dingy.
- Marine-layer humidity. Bathrooms that never fully dry out, especially near the coast, grow mildew in the corners and along the base of tub surrounds.
- Inland dust. Further east, Santa Ana winds and dry summers push fine dust through every door and window, and it settles into kitchen and entryway grout.
A professional tile and grout cleaning addresses all four at once: the right chemistry loosens the specific soil, agitation breaks it out of the pores and hot-water extraction pulls it off the floor instead of spreading it around.
Our Tile and Grout Cleaning Process, Step by Step
Every job starts with a walk-through. We look at the tile type, the condition of the grout, any cracked or missing joints and any stains that may be permanent, and we tell you honestly what to expect before we start.
- Identify the surface. Glazed ceramic and porcelain tolerate stronger alkaline cleaners. Natural stone such as travertine, marble, limestone and saltillo does not, so it gets a stone-safe, pH-appropriate solution. We never use acids on stone.
- Protect the room. Baseboards, cabinets and adjoining carpet or wood are protected before any water is applied.
- Pre-treat. The cleaning solution sits on the tile long enough to break down grease, body oils and soil trapped in the grout.
- Agitate the grout lines. Detail brushes work each joint so the soil lifts out of the pores rather than staying bonded to the surface.
- Rinse and extract. A high-pressure, high-heat rinse flushes the loosened soil, and the same tool captures the dirty water immediately so nothing is left behind to re-soil the grout.
- Seal, if you choose. Once the grout is clean, a clear penetrating sealer slows down future staining and makes routine mopping far more effective.
Floors are usually walkable again shortly after we finish, and we will let you know how long to keep traffic off freshly sealed grout.
Ceramic, Porcelain and Natural Stone: One Method Does Not Fit All
The biggest mistake we see is treating every hard floor the same way. A cleaner that is perfectly safe on glazed porcelain can etch a marble shower or strip the finish from a travertine entry in seconds.
Ceramic and porcelain are the most common tile in San Diego kitchens, bathrooms and newer tract homes. They are dense and resistant, so the grout is almost always the problem. These floors respond very well to alkaline pre-treatment and hot-water extraction.
Travertine, marble and limestone appear in higher-end homes from La Jolla to Rancho Santa Fe and in many remodeled bathrooms across the county. These calcium-based stones react with acids, including vinegar, many bathroom sprays and some grout cleaners. We use stone-safe chemistry and adjust pressure for filled or honed surfaces.
Saltillo and other terracotta tile is porous, often uneven and usually coated with a topical finish. It is common in older Spanish-style homes and ranch properties. It needs gentle chemistry and a careful rinse so the finish is not damaged.
Slate and textured porcelain used on patios and outdoor showers trap soil in their texture as well as their grout, so they get more agitation time.
Kitchens, Showers, Entryways and Patios
We clean tile wherever it is installed, and each area has its own kind of soil:
- Kitchens collect cooking grease that settles as an invisible film, then grabs dust and darkens the grout in front of the stove, sink and refrigerator.
- Showers and tub surrounds build up soap scum, body oils and hard-water minerals. Mildew grows in the corners and at the base where water sits longest. We clean walls, floors and benches, and we will point out any failing caulk or cracked grout that lets water behind the tile.
- Entryways and hallways take the most shoe traffic and are where sand and dust do their damage first.
- Patios, pool decks and outdoor showers collect leaf tannins, sunscreen, algae and garden soil. Hot-water extraction removes it without blasting the joints apart.
- Countertops and backsplashes with grout lines, common in homes built in the 1970s and 1980s, trap food residue that ordinary wiping never reaches.
Tile and Grout Cleaning Prices in San Diego
We publish our tile pricing so you can budget before you call:
- Tile and grout cleaning: $0.99 per square foot.
- Tile and grout cleaning plus clear sealer: $1.10 per square foot.
- Disconnected areas (separate spaces that do not adjoin, such as a hall bathroom and an entry on the other side of the house): $1.15 per square foot.
For most homeowners, sealing is the best value on the list. For about eleven cents more per square foot, the grout resists spills, mop water and shower soap far better, and the clean result lasts much longer between visits. Prices may vary without notice, and we confirm the final square footage with you before we begin. We accept cash, credit cards, Venmo and Zelle.
Keeping Tile Clean Between Professional Visits
Most San Diego homes benefit from a professional tile and grout cleaning once or twice a year, with heavy-use kitchens and busy family showers on the more frequent end. In between, a few habits make a big difference:
- Dry-mop or vacuum before wet-mopping so sand is not dragged across the tile.
- Change mop water often; dirty water is what darkens grout in the first place.
- Use a pH-neutral cleaner, especially on any natural stone. Skip vinegar and bleach-based sprays on marble and travertine.
- Run the bathroom fan during and after showers and squeegee the walls to keep hard-water film and mildew from building up.
- Put a washable mat at each exterior door, particularly the one closest to the beach or the backyard.
If your grout was sealed during our visit, those habits will keep it looking close to new for a long time.

Tile & Grout Cleaning FAQs
How much does tile and grout cleaning cost in San Diego?
Our published price is $0.99 per square foot for tile and grout cleaning and $1.10 per square foot if you add a clear grout sealer. Separate, non-adjoining areas are $1.15 per square foot. We measure and confirm the total with you before any work begins, and prices may vary without notice.
Is sealing grout really worth it?
In most homes, yes. Unsealed grout is porous and absorbs mop water, spills and soap. A clear penetrating sealer slows that absorption, so the grout stays closer to its cleaned color and daily mopping works better. Because it only adds about eleven cents per square foot to the cleaning price, it is usually the best value option.
Can you clean travertine and marble without damaging them?
Yes. Natural stone is calcium-based and reacts with acids, so we never use acidic cleaners on it. We switch to stone-safe chemistry and adjust pressure for honed or filled surfaces. Keep in mind that etching, the dull marks left by acidic spills, is surface damage rather than soil, and cleaning alone will not remove it.
Will my grout look brand new afterward?
Most grout comes back dramatically lighter, often close to its original color. Grout that has been stained by dyes, rust or bleach, or grout that is cracked and crumbling, may not fully recover, and we will tell you that during the walk-through rather than after the job.
Do you clean showers and bathroom walls, or only floors?
We clean shower walls, floors, benches and tub surrounds as well as kitchen, entry and patio floors. Showers usually need extra attention for soap scum, hard-water film and mildew in the corners, and that work is included in the square-foot price.
Are your cleaning products safe for kids and pets?
We use eco-friendly, non-toxic solutions that are kid- and pet-safe, and the hot-water rinse and extraction removes the cleaning solution along with the soil. Most families can use the room again soon after we finish, and we will let you know how long to wait if the grout has been sealed.
How often should tile and grout be professionally cleaned?
Once or twice a year works for most San Diego homes. Busy kitchens, showers used by several people and entries near the beach may need attention every six months, while guest bathrooms can often go longer, especially once the grout has been sealed.
