We can, as long as someone can give us access, whether that is you, a property manager or a neighbor with a key. We explain the scope and the drying plan by phone before starting. Ask the person on site to photograph the water and the source first, because that record matters for insurance and for your own peace of mind.
For a small clean-water leak caught quickly, the home is sometimes usable while drying equipment runs, though the noise and airflow are not ideal for guests. Larger losses, contaminated water or removed pad usually mean waiting until drying is finished and the area is cleaned. We will give you a realistic estimate after the assessment.
Not necessarily, but the odds are lower than with a fresh leak. After a couple of days, bacteria start growing in wet pad and carpet backing can begin to separate. We check the water source, moisture spread and carpet condition, then tell you whether drying in place makes sense or whether pad or carpet should be replaced.
