Ask the tenant to stop using that toilet, keep everyone off the wet carpet and take photos. Toilet overflow water is considered contaminated, and the pad under the affected area is usually replaced. Carpet may be saved if the water had no waste and is handled quickly. Call us as soon as possible for an assessment.
We cannot give an exact date, but the condition of the pad, backing and subfloor, any odor, and whether mold is visible give a general sense of whether the damage is recent or has been there a while. We describe what we find so the owner has a clear picture of the condition.
Not always. If the water was clean and the ceiling is not sagging, it can often be dried in place with airflow and dehumidification. We check moisture levels in the ceiling and walls below before recommending any cuts, and we explain the reasons for each decision.
They can, slightly. Air near the lake and creek tends to hold more moisture than on the surrounding hills, so wet materials release water more slowly. Dehumidifiers make up the difference, and we keep checking readings until materials are fully dry.
