Report the leak to the builder right away, following their warranty process, but do not leave carpet sitting wet for days waiting for an appointment. Photograph everything, keep the failed part, and note dates and times. Getting the water out quickly limits damage, which benefits everyone involved.
Builder-grade pad is often thinner and less dense than upgraded pad, so it absorbs and spreads water quickly. On the positive side, it is also inexpensive to replace. If the carpet itself is in good condition and the water was clean, replacing only the affected pad is often a practical option.
We extract the upstairs carpet and pad, check the subfloor and then check the ceiling and walls below with moisture meters. Wet ceiling drywall can sometimes be dried in place if it is not sagging. Washing machine water is gray water, so the upstairs pad is usually replaced.
Tell the neighbor and your HOA right away and check your side of the shared wall for damp baseboards and carpet edges. Take photos and write down when you noticed it. If moisture reached your unit, we can assess and dry your side while the source is repaired.
